People don’t buy or sell homes at random. They move because life changed: a new job, a marriage, a baby, a divorce, a retirement, a death in the family. Dustin learned this from his mother, who was the number two agent in New York state. Her advice when he was broke and new in Portland in 2008 was simple: follow the people going through life changes.
That idea became the spine of his lead generation philosophy and the foundation of his book. Instead of chasing every lead source at once, you learn to spot life changes early and build relationships with the people and professionals connected to them. The Deal a Week system
Want more closings from the leads you already have? Start with a Top 10 list. It’s one of the simplest tools Coach DO teaches, and one of the most effective.
- Keep a Top 10 list. These are your A leads, the ones who should transact in about two months. Ten leads, ten weeks, on top of everything else in your pipeline.
- Ask where, when, and why, or say goodbye. If you can’t get clear answers, they’re not a top lead.
- Give them the royal treatment every morning. Not in the afternoon when the day has already eaten you. On your schedule, first thing.
- Don’t go past 10. Overextending dilutes your service. Treat each one like they’re your only client.
- Keep it full. When a lead goes pending, it comes off the list and the next best lead moves up.
- Leave builders, developers, and investors off. They may not want a daily call. They still get the royal treatment, just stretched out over time.

Does geo farming still work for real estate agents?

Geo farming works best when you pick a farm you can afford to stay in, show up the same way over time, and mix direct mail, just listed and just sold campaigns, and in-person touches.
