His story
Dustin didn’t plan to be in real estate. He earned a degree in Design and Marketing from Colorado State University, tried freelancing, then climbed to the number one agent and number one team at AT&T. Not because he was the best salesperson. Because he couldn’t stop coaching the people around him.
He got his real estate license in Portland, Oregon in 2008, right as the market collapsed, with zero connections in a new city. He sold furniture to pay rent and briefly considered sharing his border collie’s food to save on groceries. (The dog, legitimately smarter than him, talked him out of it.)
Two things turned it around. His father, who came from a corporate career at Kodak, told him the three bricklayers story: a job, a career, or a calling. And his mother, the number two real estate agent in New York state and a certified business coach herself, gave him simple advice: follow the people going through life changes. That second lesson became the spine of his lead generation philosophy.
He did 100 to 150 residential deals in Portland, then moved into commercial real estate at Marcus & Millichap, specializing in retail net lease properties for Fortune 500 companies. He transacted in every state except Alaska and Hawaii, for a total of around 600 commercial transactions. Through every chapter, including running his own firm with junior agents, admin, title, marketing, and overseas researchers, he kept coaching the people around him. In 2017 he made it official and went full-time into coaching.
How he coaches
Dustin coaches the whole person, not just the business. There’s no work-life balance. It’s just life. Business problems are usually life problems wearing a business costume, so the coaching covers mindset, habits, relationships, and energy alongside lead generation and systems. That’s where his life coaching comes in.
- The BAR method: Beliefs drive Actions, and Actions produce Results. Every engagement starts with beliefs before tactics.
- The PTEAR framework: Programming, Thoughts, Emotions, Actions, Results. It’s how he diagnoses why an agent is stuck, starting upstream of the behavior.
- DISC and motivators assessments: every client is assessed, because a high D needs a different conversation than a high S. Nothing is cookie-cutter.
- Done with you and done for you: coaching asks the right questions so you find your own answers. Consulting brings proven strategies to fill knowledge gaps faster.
- Direct, with permission: he asks permission to be direct, then he is. Hard conversations done with care.
Clients start with three calls in the first three weeks to set up systems, then move to bi-weekly video calls with unlimited text and email in between. Every call is with Dustin. His mission: respect your beliefs, understand your needs, and inspire your deepest ambitions.
The businesses
One-on-one real estate coaching
Individualized coaching for agents, brokers, and team leaders who want predictable income, consistent lead flow, and time, location, and financial freedom. It’s month to month, with no long-term contract.
Google Business Profile and AI search optimization
The way clients find an agent has changed. A growing share ask ChatGPT, Gemini, or Google’s AI who to call. Dustin built GAS Engine Optimization to tune one identity for the Generative, Answer, and Search engines at once, fed by PAWN+, his framework covering phone, address strategy, website, name, and the wider identity layer AI engines cross-check. He also teaches it in weekly live trainings and CE classes.
The eXp Realty ecosystem
As part of the eXp Realty ecosystem, Dustin partners with industry leaders including Jay Kinder and Don Hobbs and co-sponsors the Funnel Pilot System.
Who he serves
New agents building their first real systems. Experienced producers who want to scale or get their time back. Team leaders and brokers working on onboarding, accountability, and leadership. Niche specialists, from luxury and commercial agents to investors, property managers, and transaction coordinators. The common thread is coachability. As one client put it: “Dustin is great coach and cares much about what he teaches to make a difference” (Carleen).
